- How can I request a CTC of my Title?
• CTC of Titles can be requested via the following:
a. Registry of Deeds (RD)
Individuals can request documents from where your Registry of Deeds is located. You can also visit the nearest computerized RD (https://lra.gov.ph/registry-of-deeds/) and obtain the necessary documents, eliminating the need for long-distance travel and making the process much more convenient, made possible because of Anywhere-to-Anywhere (A2A).b. LRA eSerbisyo Portal (eSP)
You can also request your CTC of Title online through LRA’s online platform https://eserbisyo.lra.gov.ph and have it delivered door-to-door. - How much do I pay for my CTC request?
• Local RD:

• For local RD transactions, requestors can claim their eTitle (PHILARIS Title) after one (1) working day. Manual Titles (Converted Titles) can be claimed after three (3) working days from the date of request.
For eSP requests, the requested title(s) will be delivered door-to-door within 3-5 working days for Metro Manila addresses and 5-7 working days for addresses outside Metro Manila.
Note:
* For eSP requests, an additional 5-7 working days may be required for manually issued titles, as validation of the physical government copy at the Registry of Deeds is necessary.
** For local RD transactions, titles not found in the system may require additional processing time due to the ongoing digitization of manually issued titles.
- How do I track the status of my order?
• All orders via local RD transactions and A2A can be tracked using the LRA Online Tracking System (LOTS). Requestors will need to input (a) the location of the Registry of Deeds where the CTC of Title transaction was made, (b) the type of Electronic Primary Entry Book (EPEB) requested, and (c) the EPEB Number provided after the request was made. Please visit the LRA Online Tracking System at https://lots.lra.gov.ph/TransactionStatus/.
• For eSP requests, please log in to your account in the eSerbisyo Portal and view the “Transaction Status” in the “My Request” tab.
- In a Petition /Application for Original Registration what are the documentary requirements by the Land Registration Authority to fulfill its mandate pursuant to Sec. 23 PD No. 1529 particularly the issuance and publication of the Notice of Initial Hearing in the Official Gazette?
Requirements:
- Full size print copy of survey plan duly approved by the Regional Technical Director, Land Management Service of the DENR, certified as true copy by the Branch Clerk of Court. (All bearings, distances and the technical descriptions of the land appearing on the plan must be legible);
- Clear copy of the accompanying technical description certified as true copy by the Branch Clerk of Court;
- Copy of the latest tax declaration and / or tax assessment;
- Geodetic Engineer’s Certificate on the approved plan or Certification in lieu of Geodetic Engineer’s Certificate issued by the Regional Technical Director concerned;
- Proof of payment of the publication fee by way of official receipt, the case number and name of applicant indicated therein. Pursuant to the NPO Memorandum Circular No. 01-13 dated Dec. 4, 2013, publication fee now costs P2,000.00 for one lot plus P650.00 per additional lot.
- What are the requirements to get a Certified True Copy/Certification/Verification?
Requirements:
- Letter of Request or Transaction Application Form (TAF).
- Photocopy of Title.
- Identification Card
How to Register:
- Approach the Registration Information Officer (RIO) to check if you have the complete documentary required for your transaction. Complete the TAF
- Submit complete documents and the TAF to the Entry Clerk and wait for the Claim Assessment Slip (CAS)
- Proceed to the Cashier and pay the Registration fee and IT Fees indicated in the CAS. Receive receipt and claim stub
- Claim document from the Releasing Clerk on the date indicated on your claim stub
- What are the Basic Requirements for Registration?
- Original of the deed/instrument
- If original document cannot be presented, the duplicate original or certified true copy shall be presented together with a sworn affidavit executed by the interested party stating why the original document cannot be submitted.
- Certified copy of the latest Tax Declaration of the property
- If titled property, owner’s copy of the certificate of title, and all issued co-owner’s copy if any

- If a document was executed abroad, a Certificate of Authentication by the nearest Philippine Consulate is required.
- If either party is a corporation, the following are also required:

- Proof of payment of transfer tax
- If the land is covered by CARP, DAR clearance and Affidavit of Landholding of transferee
Additional requirements for specific types of issuance transactions:
- Extra-Judicial Settlement / Adjudication
- Affidavit of Publication stating that the notice of settlement has been published once a week for (3) consecutive weeks
- If minors are involved, Court Order approving the settlement
